I am looking for a reputable general contractor for a 203k home repair in Dallas TX. Home has been inspected. Any recommendations? Need ASAPThank you.

House needs foundation, roofing, and plumbing repairs (gas and water). Am in a hurry to find someone good - the seller is being difficult and is wanting to close on Sept. 15, which is probably not going to happen, but I'm going 100mph to try my best since I'll have to pay penalties otherwise.

You can contact the local FHA 203K lenders for a list of contractors and consultants they recommend for finishing the renovation work related to you rehab loan in Texas.

Just curious. Why would you have to pay penalty. (presumably for walking away and losing your deposit) for a house with that much damage? Did a typical 'home onspector' find the damage you mentioned (foundation, gas, plumbing, roof? If yes, I would bring in an engineer to review home structure and systems. More detail will help you, especially if Seller is paying for repairs and may nickle and dime you for every icontractor line item (a roof with exact same shingles can be installed poorly and last 5 years or installed correctly -- underlayment, flashing, proper ventilation, etc and last 20+ years).

But it's your call. If you provide a bit more detail (such as: Foundation-needs this; Plumber: new gas line to fireplace and dryer,and new water heater; Roofer: new roof due to age, leaks, hail damage), I may be able to help. You may also save some $ by hiring individual contractors vs. GC, especially if problems don't 'overlap' each other (plumbing work in foundation area). If problems are specific, GC will just add 20% to your cost.

You may have to look into a few different contractors for those various task. Contractors usually just specialize in one of those areas. I suggest reading a few online reviews for contractors in your area. That is usually a good way to narrow down the search. http://www.cascobayroofing.com

I think that it would probably be best to ask some friends or family for some suggestions. Then you could probably get some great advice on who is a good contractor. You definitely want to make sure that you have someone who is of good quality so that you don't get complaints from your seller. I know this question is old, but for anyone else looking for an experienced 203K general contractor call SPRUILL Remodel at 214-226-7796 and ask for Brandon. He has experience working with lenders and is familiar with the 203K guidelines to pass inspections. Honestly, 203K's can be kind of a headache but Brandon will make sure that everything runs smoothly!

I too am looking for a good contractor in the area. One thing that I have learned is to get to know the contractors before jumping on the first recommendation. I've never had any issues with general contractors. I've learned it's best to meet them and get a consultation in person. Then you get the best vibe about them.

For plumbing/roof/foundation: RCOT, Thad is the owner, 214-938-7405. For landscaping/interior rennovations: Francesco Costa 214-755-7505. You can tell them Suzanne recommended them. I've been living in a 100 year old wood frame home for the last 15 years and have put a ton of cash into both poor, good and fantastic work. Last year, with 'Hailagheddon' we had 40k of property damage done to the home itself. Thaddeus with RCOT was fantastic. We needed siding repair, new historic glass panes, repaint of the exterior, new roof. I am a project manager. I am used to folks, (Green Construction), where things are not done top notch until I point it out. I am used to having to track everyone and used to projects taking a whole lot longer than originally stated. With RCOT, things were done swiftly, right the first time, pleasant to work with (and awesome to work with my insurance provider on and provide me tips on how to handle them!) Things got done when Thad said they'd be done and I was very impressed. Francesco....our dogs have play dates so I have had the privelidge of seeing his work. Lastly, I hired him to do some landscaping, what amounted to an overhaul of both the front and back yard, including hardscapes. Wow is all I have to say. Both these guys...they are my 'go to' from here on out. Best of luck to you. FYI, if you are not hiring these guys, always get at least 3 bids, never take the cheapest and get references! I have a big house and lots of stories. :)

Here's a quick way to find a local contractor. Visit http://www.my203k.info/maps and search for a 203K Consultant in your area. They will have worked with contractors on past projects and can surely help you. A 203K Consultant is another great source for 203K contractor information.

I would ask the advice of your lender as they will need to work closely with the contractor on your project.
They usually have GC who are experienced doing these types of projects, know what is involved and experienced doing 203k rennovations.
