How many sq feet can I build with $100,k ? Want to build a simple but attractive single story house. Boca Raton, Palm Beach County, south

Florida. DETAILS:
_ Spot build.
_ Land - Is a cleared forest, no stumps.
_ Construction - CBS.
_ Finishings - Builders grade, entry level, but pretty exterior.

No garage.
Hip or Gable shaped shingle roof.
3 bedroom, 2.5 bath, family, living, dining, kitchen and utility room (for A/C, water heater and laundry).

All rooms 10 foot non-vaulted ceilings, except family room ceiling raised to 14-16 feet.

X Land impact and permits fees.
X Blue print fee.
X Utility connections: Water, Electric, Sewage, Phone and Cable.

Please if I missed any fees or costs, please list them.

It depends on several factors including where you intend to build. I would ask a local General Contractor.

1000 - 1500 sf is possible if you are not including land, permits, impacts,
utilities, building plans, etc.

Already have the land, impact and permit, Utl costs out of the way and Blue prints. Just need to know how far I can stretch $100k with a contractor. Concerned they will raise the price as I go, what do you think is the largest I can construct with $100k? I'm sure I can build 750 sq ft but how much larger can I build? Is 1,000 sq possible or even 1,500 sq feet, ect.

It is unlikely that you will be able to build a home in Boca Raton or elsewhere
in Palm Beach County for $100,000. Land costs, permits, utility connections,
impact fees, are substantial for new construction.
There are neighborhoods with existing homes in the 1200 - 1800 sf range,
including foreclosures and short sales that will likely represent the best

Your first problem is "land" for building is just not available in Boca Raton, you may find a piece of land in a mobile home community for about $40,000, otherwise anything you find will be well above $100,000.
You may be able to find a small house in a nice community for that amount, but a 3 br 2 1/2 bath is rare or non existant in that price range in Boca Raton. You need a local realtor . .
