Can a HOA refuse a buyer who is paying cash in an over 55 community, the buyer is over 55?

refused because buyer credit is good but wife did not develop one.

Well, that's unusual. I suspect there could be other reasons that they're denying you. Consult a lawyer to see if there's anything you can do to remedy the situation.

Unfortunately, HOA's can deny applicants, thus not allowing you to live in the community let alone purchase the home. I don't think having no credit would be a legitimate reason for denial. You may want to get more specific answers from the HOA, or simply find another community.

PS if the buyer has good credit you can add the spouse to all accounts as an authorized user, within 30 days the accounts will reflect on her credit and whala instant credit...
