After construction, our house changed from a 4 BR 1 bath home to a 5 BR 2 bath home. How much should this increase the appraisal value?

I assume you are asking this question because you are concerned about the increase in taxes, or you are planning to refinance your home. I would contact a local REALTOR and see if they can give you information that relates to either topic. Both have different answers.

Hello Diddy and thanks for your post.

So long as you completed the renovations with permits, an appraiser can consider the added bedroom and bathroom (or added square footage) as part of a new appraisal. A local Realtor in your area can give you some comparables in your area for 5 bedroom 2 bath homes, but only an appraiser can give you an "appraised value" for your home. And because there is quite a lot of work involved in determining an appraised value (as well as liability), appraisers will not provide this information for free.

Again, a local Realtor in your area will be able to recommend appraisers familiar with your neighborhood who can provide you with an appraisal for your newly remodeled home.
