Your HOA fee for that property is $3,600 per year and here is a list of what is included for that fee:
Grass cutting and fertilization, tree and insect treatments, mulching, weed removal, irrigation system, trash pick up, snow removal, community fitness center and club house, community pool and tennis and basketball, gated entry to the community and maintenance of the common areas.

If you decide to buy here, buy from a private seller, not from LC Homes. LC Homes engages in unethical business practices - including bait and switch. Be aware, the condominium bylaws - which were created and amended by LC Homes and its lawyers - allow the builder to do things like require that you - as the condo owner - purchase one specific GE model washer/dryer (which they, of course, will sell you if you don't want to shop around), AND allows LC Homes to maintain the majority vote on the condo association board forever. This, of course, means that when there is a proposal to increase condo fees, it will always go the way Louis Capano wants.

Here is a quick update as of 12/14/12 for Homes in the 19971 (Rehoboth Beach/Dewey) Zip Code. Although the averages are down for single family homes overall that is a little misleading as many homes in the luxury market have skewed the numbers. Homes and condos that are turn key are selling with multiple offers and are not staying on the market long. As you can see, the condo market is vastly improved with lender guidelines becoming easier to navigate. Still a great time to buy as there is some shadow inventory expected in the first half of this year, but if you find something pull the trigger. Hope this helps!
