How bad is your credit? Lenders like myself can go as low as 580 when it comes to credit scores. If your scores are above 580 then you should have a chance at being approved with his credit. Otherwise, I recommend that you spend some time working on your scores. Either way, the best thing for you to do is to speak with a knowledgeable lender to see if you can get started on financing a new home. If you need additional assistance, feel free to reach out. But I have had similar experiences.

This house is now under contract; they are accepting Backup offers, which is odd considering it is a normal sale. The $289 sounds like a fair price for so much.
It was built in '61 and was on the market for only 27 days.

There is another house, bigger house, smaller lot, (2.7a) built in '65 and on the market 3 days. This sounds nicer. Price is $299,950.
There could be others interesting to you.

I would encourage you to look east of the Kings River in the Alta Water District area. I think it protects the value of your investment if you have two good sources of water (well and ditch). There are some very cheap houses in that area, particularly Orange Cove; from $125k down to $45K. You can bet that they will need some work.

Most single family homes are eligible for FHA financing. The problem is with condos. The condo complex will need to be FHA aproved. This approval is based on many factors including number of non owner occupants, HOA cash reserves and HOA deliquencies.
