We have five acres here with a 3480 sq ft home and we the peace and quiet here. Honestly, length of time on the market depends on a lot of things. Right now in South Florida, if homes are priced right they are selling in about 30 days. If your home is being advertised a lot it could sell very fast. If your home is priced at $300,000, but it is really only worth $250,000 it probably will not sell right away.

All of Central Oregon is out of date if you compare it with communities which are larger and in more diverse areas. Local neighborhoods all seem to have a small town, farm mentality and though there are a few more people in Bend that have traveled or have lived out of the US experiences. Diversity is nearly non existent. Moreover it is about 20 years behind the times in social and business development. Bend has some exceptions to this but the local college is behind the times and ill prepared to give students preparation for survival and success in other places in the world or even a big city in the US.

The entire region seems run and controlled by the resort and service mentality and no one seems interested in developing a meaningful industry or business that pays above minimum wage. If you are still a teenager or young adult, you have a chance of knowing someone who will get you a job that pays poorly. The top 10 % of the population controls all the social status, financial status opportunities and is totally without values supporting creativity, diversity, and economic opportunity for all ages and educations.

The neighborhoods are totally driven by economic status and builders are allowed to focus entirely on greed and putting maximum quantity homes in low quality environments without consideration for crowding and enjoying the open areas in Central Oregon. Look at how difficult it is to find a lot that is over .14. You will always be listening to neighbors and cars and chaos in this unfriendly and ungreen tract housing. If you are rich, it is a totally different reality. Who do you think created this? Think hard before you decide the weather is worth it all.

The same thing recently happened to us and we are outraged that real estate agents are allowed to carry on soliciting offers when in normal circumstances, an accepted counter would mean the deal has been agreed. Many agents out there do not know what they are doing on short sales and end up advising clients completely wrongly. They should be honest (perhaps a first for many agents) and say they don't have the expertise. If they can't explain the process properly, they should not be involved. ... more

I ran a search based on the following criteria. Properties sold in Redmond, in the past 60 days, that were 3 bedrooms or more, and no less then 2 bathrooms. I searched up to 1 acre lots, and excluded short sales. Statistics show that homes are selling at 95.68% to 100.62% of list price. In the past 60 days, based on this criteria, 58 homes sold in just Redmond. If you'd like additional information, or need assistance searching for a home, I'd be happy to be of service. I know an investor that has dabbled in mobile homes for almost 40 years. Typically, mobile homes that are in parks and not tied to land are all over the place in terms of how to find them. Signs in the window, FSBO signs in the yard, newspaper ads a still used for these type of sales, etc. For only mobile homes as chattel, there is not a listing database for most deals even though many, many of them are for sale. I see the lot you are referring to in Canyon Rim Village. I checked to confirm that this lot is not currently listed for sale in the MLS but I do see it on Trulia. I believe Trulia has it listed, however, as "Off Market". Maybe the Trulia listing you are seeing is out of date. The county records show this address as having a 3692SF home on this lot and it shows the current owners. I do not see this home or lot listed currently for sale in the Central Oregon MLS.
