I feel that the Reading area is a good location in the southeast area of PA. Just 2 hrs north and you are in NYC, an hour east and you area in Philadelphia, 2 hrs south and you are in Baltimore Harbor, 2 hrs east and you are in Atlantic City, NJ, and one hour west you are in the state capital - Harrisburg. The value of real estate is fairly stable and will appreciate in time moving forward. The Reading area has a lot to offer in areas of value, affordability, art, entertainment, education, climate, shopping, restaurants, convenient location, etc. Property values will vary due to its characteristics, demographics, condition of property, etc. I hope this info helps.

There is a market for rentals in the Reading and Berks County area. The rental units available tend to rent rather quickly because there is a demand for rentals at this time. The amount to charge for rental fee demands on the details of the property you are wanting to rent....size, location, number of bedrooms, what utilities are included, if any, garage, etc. I can discuss the details with you if you would like to call my cell phone at 484-269-0171. The current annual tax for 2008 Lincoln Court, Wyomissing are $8,918 based on the current milleage rate. The listing in the MLS database is reporting a lower tax of $8,854 because this was the annual tax at the time the listing was entered into MLS system. Every July the new tax rate goes into effect because the school tax milleage may change every July 1st....which increased this year.
If you contact me, I will explain to you the tax appeal process which may help a property owner to lower the assessed value for tax calculation purposes. I have first hand experience with this process in Berks County. This info will pertain to properties located within Berks County and may be useful info for any home you may be researching and considering a purchase.

First a veteran has to provide the certificate of eligibility to confirm the right to a VA loan - then your income and total debt will determin how much of a VA loan you ar eligible for. Lastly when you find a house the lender will send out a VA appraiser to check both the value of the property and the condition. VA has a couple of requirements that other loans do not so, working with either a realtor and/or a loan officer that are very experienced with VA loans will be very helpful to you. They will be able to answer questions about the area you wish to buy in. Not all listing agents are familiar with the VA requirements so you cannot always rely on the fact that the house is offered for sale that way.
