Why would the buyer's agent think that I should pay her 2% when she had nothing to do with the buyer finding this home that was not yet listed.

typically most lenders will qualify you on three things, income, credit and assets. Your income is only one factor, the credit is a picture of how you have paid your debts and obligations in the past. Most lenders will not loan below a score of 620, however, you can find lenders who will go down as far as 580, on FHA loans. I work for a large direct lender in CA, and we loan in all 50 states, however, I am not personally licensed in ME. if you would like a free analysis of our programs, and perhaps some tips on improving your scores, please call LoanDepot at 888-300-3376, and ask to be prequalified by a licensed mortgage banker for your state.

There are some excellent resources you can refer to , to assist you with your credit scores and understanding how to improve them. try looking at www.myfico.com in the education section, or, if you have a book store, check the section on Finance and you may find some excellent resources there on credit and improving your scores.

good luck.

This occurs more in MOBILE HOME PARKS than in HOA;s. A home owners association in NH is more often found in condominiums or PUDs (planned unit developments) . Mobile Home parks have leased or renting lots which have rules which in alot of cases do include a maximum number of occupants. If its says 2, it means 2 no matter the age. They can evict you if you break it. You have plan on being 3, find a place that allows 3 rather than risk getting evicted or facing a legal challenge ... more

Listings can get stale meaning buyers start to assume things when listed for too long. A year is a long time to be listed The 2 reasons most homes do not sell are becuase of price or lack of attention from the listing agent. First thing is to assess what the true value of your home is in todays market. You need to then make sure your asking price is within the range of values. The second part is attention, becuase you have a unique home being a detached condo you need even more advertising and marketing to reach the specific potential buyers for your type of home. If you are having showings then speaking with those buyers or their agents is the listing agents job to find our and communicate to you to change. You need a hands on and aggressive agent who will work through it and get your property sold. ... more

Hello Sue, if you are serious about making an offer make sure you have a pre-approval letter from a lender, and also compare the subject to similar homes that have recently sold in Raymond. This will give you an indication of the average selling price, then I say GO FOR IT! It never hurts to start low...but keep in mind your offer may be beat by another buyer.

I would be happy to assist you!

Hi Lin
Are you looking for a rental or for a lease purchase? And are you looking specifically for Raymond only, or would you consider nearby communities as well? I know of somebody who may consider some creative solutions, but I"d like to see if you'd be a good match before I forward any contact information to anyone involved.
Thanks,
Valerie
