You should check police reports on your own. You can search for incident reports and see for yourself. Realtors are not allowed to answer questions like this and it is largely opinion anyway. ... more

Talk to your attorney. They can put a lean on the property. This way they cant sell until they pay you money.

Most definitely not fair play , it was also your attorneys responsiblity to remind you of the remainder earnest money. Sorry to hear this happened to you. I guess they must have had a higer offer and thats the reason played this unfair to you!

you should ask your agent if this house closed for a higher offer than yours!

Condo conversions are tricky and you will want to consult with an expert on doing this. Purchasing it as an investment property and getting rental income is an excellent long-term option. I would be more that happy to review with you the purchase options, please call me to discuss.

I have just sold 2 properties in this area and am currently working with 2 families to find rentals.
Please email me a little more info such as your price range and length of the lease. You can best reach me by email at Getmoving@live,com, It is a area short on rentals but I have many sellers who have had their properties for sale for some time that I can get interested in renting.
Look forward to hearing from you.
Thanks Anthony Giannone

Personally I would explore the idea of pre-possession provided your attorneys can draft up language that protects you.

Paying only HOA and utilities certainly helps you save your funds, and your pre-possession may give you an opportunity to *try* out the home first.

Good luck!!

If you are going to buy see a Loan Officer to have yourself pre-approved for a loan this would be the first step
in knowing how much you can afford in buying a home. Next find yourself a realtor that can direct you on
properties listed in your price range and area or rental properties if you decide to go with rentals.

Michael Hobbs answered:
buenos días Agustin,
Seth and Philip brought up good points.
Craigslist is a great online source of information and furnished rentals are tough to come by because the northside of Chicago is predominantly not a furnished-rental type market. That doesn't mean you may not find a sweet gem of a place, but if you do, that will be further complicated by the short timeframe that you will be in Chicago. If you have not done so already, you might check out Domu.com or apartments.com for sublet and short-term rentals of furnished places.
Given the timeframe you are seeking, it is possible you could benefit from a current tenant who is traveling abroad or someone on a short-term assignment out of Chicago. You might also consider the building at Roscoe & Lincoln, it is a bit south of Winnemac Park, but I believe it offers furnished apartments.

You might also give TJ Rubin a call at Fulton Grace Realty, he is the owner and they specialize in rentals. His # is 312-519-6455 or tj@fultongrace.com

Welcome to Chicago for the late summer!

Sincerely,
Michael
