Raritan Boro is a small blue collar town. There is a main street, which is the older section of the town. This area is somewhat diversified. The section where this home is located is a quiet family oriented area. In my opinion a great place to live. The taxes are modest, the services are among the best in the state. The school system is highly ranked and access to major roads and shopping is nearby. Duke park is within walking distance along with many Somerset county parks. This is not uncommon. A friend of mine was interested in a nice house with 36 acres farm land. Agent provided a 8x11 copy of the survey map, but would not provide the full survey map. My friend made an offer, but the agent still refused to deliver a copy of the survey. This is a 36 acres of land, with all the easements etc. And the survey does not even cost much. So he was not very happy and the house still in the market. He still does not understand why.

Anyway, ask your own realtor to see if he/she can contact the survey company and get a copy.

A marketing consultant? Which means you want someone to advise you on how to do a For Sale By Owner and get equal results to a realtor? I've conducted workshops for those wishing to go the FSBO route and what most find out is that you do not have access to the same depth of marketing that an agent can do. A lot depends upon the absorption rate, trends, condition, pricing, location AND marketing. There is no one magic factor. Thin vertical cracks are usually from normal settlement and typically do not pose a structural problem, but an experienced home inspector can advise you after seeng it. Hello DJ,

Just as with any town it may have more or less what you are looking for. Raritan is a great commuter town I lived in Neighboring Bridgewateer for sometime, and as mentioned schools are outstanding. It has a great mainstreet and access to just about everything you need large malls in area great parks all the advantages of a small town but with everything within a 10 minute drive.

Best thing about raritan is you don't need to drive, Mainstreet has it all. + walk to the train They are strong in tradition with Parades saluting a local hero. Everyone is different in their needs and if taxes is what has you worried maybe the cost can be offset by the easier access " walk " to the train as compared to buying a parking pass which can be expensive anywhere.

There is no one sized fits all answer to your question. Your offer should be based on the value of the home. Nobody here cannot respectfully give you an answer because we do not know the home's condition or even if its priced right. What you need is a buyer's agent who will review recent home sales along with choices that's currently on the market with you. If you do not have an agent I'd be happy to assist you. However I do highly suggest you have someone represent your interests. A home purchase transaction is all too important, especially in today's market. ... more
