Move in cost can range depending on a variety of different things:

Origination Points by your lender for your loan (If applied)
Title Fees
Downypayment Money due at closing
HOA transfer fees
Prorated Taxes for the property

As you can see, there are many factors to determine move in cost. My lender has a flat fee to originate loans and helps to minimize these cost.
