Hello Tarzarc, you will need to be pre-approved to be able to meet an agent to view and submit offers on any homes of your choice. You will need to gather documentation and discuss your credit profile, funds and which loan program.

You may consider 5% down Jumbo with a minimum 720 fico score from 424k up to 1.5 million and 10% down from a minimum 680 fico score and up to 2.5 million. You will need 20% down to purchase over 2.5 million. These are full documented loans.

Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, loan program and how much you want to invest into the down payment and closing costs. Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

None of the answers so far are from agents in RPV (most of 90275). Let me tell you as a resident, not an agent, your definitive answer will be at (http://schools.pvpusd.net/). Put in the address and it will tell you if the house is in the PVPUSD. If yes, you have the choice of either PV high or Peninsula High.

In the eastview area, you may encounter a option to attend schools in LAUSD or PVPUSD. The reason is:

In 1983 the unincorporated area of Eastview was annexed to the City of Rancho Palos Verdes, but there were no changes made to school district boundaries and Eastview remained in the Los Angeles Unified School District. During the years 1983, through at least 1995, the LAUSD opposed all attempts of the PVPUSD to revise its District boundaries to include Eastview. In 1991 the entire Board of Education for PVPUSD signed Resolution 16 supporting the territory transfer for the Eastview area from LAUSD to PVPUSD. PVPUSD was successful in using the school district reorganization process that included an election where 84% of the Eastview residents approved the transfer. However, the process failed when the courts determined that the election was invalid since it did not include residents of the LAUSD. Ultimately,SB 1681 made Eastview an optional attendance area in 1999.

In short, the answer is most likely, in RPV in the eastview area, you can attend PVPUSD. You will know for certain from the link above. As a point of reference, the sitter for my kids likves in eastview and her 2 kids attend PV High.

Hi Pat,

Seaview is not part of Portuguese bend, however there has been some minor land movement there. Most of the houses in that tract are older and smaller and some have views (those sell for more) than the ones without. It's a fantastic neighborhood. I've sold several houses there and the buyers have been very happy with them. There is also the Abalone Cove neighborhood just down the road and across PV Drive South that can be affordable. If you let me know exactly what you are looking for I can suggest some other areas that might work great for you.

As regards updating the public records as to the proper house and lot square footage, if you believe tha the square footage of the home is incorrect, you can call the local tax assessors office and they will come out to review the square footage calculation. My personal residence had an error in the square footage due to an incorrect calculation of square footage that was added in a previous remodel that was done prior to my buying the home, and a man came out and remeasured the addition and changed the assessors records.They also did not have the proper number of bedrooms recorded, and they corrected that as well.

As noted in my other answer, this had no affect on my property taxes, as property taxes are only calculated on the purchase price and the cost of subsequent improvements. When you pull a permit to remodel, the assessors office is informed and they will send you a questionairre requesting information about the remodel including its cost.

My guess is that the new buyers on Moro Bay bought the property at the Trustee's Sale which happens on the courthouse steps and is like an auction. According to Realist (Tax Assessor information), the Seller was Recontrust Co. Unless your looking to buy a Townhouse/Condo, without putting down 30% to 40% finding a property in the PV/Rollings Hills area with minimal negative cash flow would be very difficult.

There is a lot to consider here so please give me a call so I can wade you through your options on the hill.
