The monthly HOA fees are 660.00 and include the beautiful lake, 11 swimming pools and spas, clubhouse, workout room, racquet ball courts, men's and women's saunas, park area with 9 tennis courts, shuffle board, paddle tennis, basketball, and a three hole pitch and putt course. There is also a Yacht Club with 4 boats.

Yes, there are major lenders i.e. Wells Fargo and others who will lend on MH's in Fee simple MH communities i.e. condo conversions, sub-divisions, planned unit developments, (PUD's) or on private lot's/parcels, etc providing they are not pre HUD (built before June 15, 1976) and are on an engineered certified foundation system.

Some circumstances will also require a California Housing and Community Development Department (HCD) 433a certification as well. Please feel free to check out our website for further information. One thing to keep in mind when dealing with lease land property like Mission Hills is that there may be additional concerns to think about with regards to obtaining financing. I am experienced in getting loans for buyers purchasing on lease land here in the desert.

If it is indeed a fee simple condo conversion, sub division or planned unit development (PUD) you should only have to pay an HOA fee but that sounds like a pretty high HOA to me. If, however, it's a co-op (corporation whereby the residents are all equal shareholders) then you may well be looking at a higher HOA, Maintenance, management or what ever they choose to call it.

Personally I'd run the other way from a coop. You can't get a 2nd on your home or even refi it because it's all owned by a corporation. I was involved with some coops in Florida in '04 and '05 and really tood a hit. That said, I'm not declaring that this is a coop but I am suggestion that you really do some due diligence.

They are awesome. If you own a home with equity and you are above 62, you can vampirically extract the cash value out of that home drop by drop and never have to pay it back -- unless you sell or move while you are still alive.
