What you're talking about is a vacation rental. Palm Springs is loaded with these in the winter months. You might consider calling a property management company or one that specializes in vacation rentals.

The monthly HOA fees are 660.00 and include the beautiful lake, 11 swimming pools and spas, clubhouse, workout room, racquet ball courts, men's and women's saunas, park area with 9 tennis courts, shuffle board, paddle tennis, basketball, and a three hole pitch and putt course. There is also a Yacht Club with 4 boats.

Many of the owners selling in Los Coco's are living in denial. They either don't want to, or cannot afford the $72,000 land - buyout and are trying to sell at unrealistic prices before the land deal hits.

The Los Coco's development is nearing 50 years old and many of the units are showing their age. An inspection on a recently sold unit revealed extensive termite damage, so beware!

There is NO lease extension being offered. You either buy the land, or the investors will OWN your condo in 20 yrs...

Most comparable developments are on fee-land, on golf courses and many have 24 hr security with lower HOA dues to boot.

Really the owners should be subtracting the $72,000 from the price they want and selling for the residual amount. Any owner who does not buy the land will NEVER sell their unit once all the neighboring units are on fee-land.

Who will buy a condo that only has 20 yrs left on the lease with no possible extension!

Yes, there are major lenders i.e. Wells Fargo and others who will lend on MH's in Fee simple MH communities i.e. condo conversions, sub-divisions, planned unit developments, (PUD's) or on private lot's/parcels, etc providing they are not pre HUD (built before June 15, 1976) and are on an engineered certified foundation system.

The monthly HOA fee for 127 Racquet Club Dr. with in Mission Hills CC. in Rancho Mirage, is $520.00. Since this property is on lease land, there is a monthly land lease fee of approximately $150.00. There is a possibility of a transfer fee as well, this comes into play when the property is sold.

If you are interested in Mission Hills, you may want to look for properties located in Mission Hills East/Deane homes. All the properties there are on fee simple land, no monthly fee, you own the land, no transfer fee and the HOA's are $475.00 per month.

One thing to keep in mind when dealing with lease land property like Mission Hills is that there may be additional concerns to think about with regards to obtaining financing. I am experienced in getting loans for buyers purchasing on lease land here in the desert.

Rancho Estates is a popular gated community due to it's larger sized homes and terrifc Rancho Mirage location. There are currently two homes for sale.
