Yes, the monthly HOAs are $115/mo. Included in those dues is a discounted cable package and access to the 11,000 sqft clubhouse that has 3 swimming pools, gym, and great facilities. I'm an agent who has lived and worked in this community since 2006. In my opinion, it is a great value.

What happens if you keep, what happens if you sell?
The first question is can you sell your home? Do you owe more than it's value?
If so, are you eligible for a short sale and would that be something you would
want to do if you might be eligible?
If you do a short sale, what would its impact be----tax, legal and real estate.....

I like showing homes in Anatolia and feel there are good deals to be had. The clubhouse, the parks, the new elementary school within the community are all plusses. I think the Walgreens at the corner is opening up very soon, if not already. And someday, a Safeway.

There are multiple offers now on the bank owneds and once these are weeded out of there, the home prices will stabilize. It'll be a few years before they get back to the values of 2005 - although, I don't have a crystal ball.
