Abel Jones answered:
Hi Bambi,

Unfortunately Trulia does not allow home owners to list homes on Trulia. But there are some other websited you can list on.

Just so you are aware, home owners who list without an agent on average get about 8-10% less for their homes. This is because potential buyers think they can get a good deal from you since you wont have an agent to represent you.

If you ever change your mind and consider listing with an agent, feel free to contact me and I can refer a good agent to you in your area.

All the best,

Abel Jones

You should consult a mortgage broker that knows about VA loans. Then base your offer on the market value that your Realtor gives you.

1. Offer what you think the home is worth (have your Realtor show you recently sold comps). 2. Many sellers don't like 0 down VA loans because they worry about the appraisal coming in strong enough. Best of luck with your purchase. ... more

Hi Rachel,

I am a licensed real estate salesperson in both New York State and New Jersey. I know Bears Cove is lovely and brand new, but when there is a 55 and over community, age restrictions do apply and typically the lowest age allowed is a 19 year old. There are other possibilities if you want to live in a great townhouse community which allows all ages and I would be glad to help you find one that appeals to you.

Please call me at 914-588-2365.

Take care,
Ellen Kippel

A buyer's perception of value should be considered, when looking at the potential of buying or selling a home. As an Accredited Buyer's Representative (ABR), when I am helping clients to purchase a new home, I try to establish their needs today. Everyone has a different lifestyle to consider. Perhaps you require a quiet office space or your parents visit for months at a time. What you might consider is the perfect house will be different than someone else. If you have school age children we will explore towns with schools that suit thier needs. The location is extremely important, if you are looking forward to resale. Some feel Colonials and Ranches are more valuable than other style homes but, I would be doing an injustice to my clients if I did not show them every property within thier price range. It is human nature to change our minds. Please contact me, if you would like to discuss your options. It would be my pleasure to help you find the home of your dreams. for the most part these are controlled by the towns involved and you should go to the town you are interested in and ask to see the list of available units.

PUD = Diet Condo. Just kidding.

Planned Unit Developments exhibit many of the characteristics explained in the excellent answers below. What you typically find is that a PUD will be single family (usually detached) dwelling, and will have some manner of HOA dues (home owner's association). Many PUD developments share a common area such as a clubhouse, pool, etc., and often the dwellings are similar in size, type and style.

In some cases, the Agent who sold the most is the head of a TEAM of 3-10 agents; probably specializing in REO's.
I would rather deal with the hard working person who gets out there and sells one house house a month.
Up to you.

Good luck and may God bless
