With respect to listings in general, and not this particular listing (which I cannot comment on), I would not assume that being subject to court approval complicates a sale at all. The three most common types of court approval are, in no particular order, probate estate, bankruptcy and divorce. Of those, bankruptcy court approval is sometimes the most problematic, particularly on bankruptcy short sales. Regular bankruptcy sales can be rather straight forward, with court approval not holding up the sale at all, except in the case of the cash buyer who can close quickly.
What buyers (or their agents) need to do is investigate the situation and then call the listing agent with any questions that may remain about the process.
