The tenants will remain in the homes throughout their contracts until the new owner decides not to allow them to renew. If your market does not have a large percentage of customers that are looking for this type of home I go outside. Check with the Chamber of Commerce and see where people are moving into Fayetteville from. The data they usually have on record will tell you income ranges and where they are moving from. You can target certain areas with your advertising. Although you have a large concentration of military that price home is out of most of their reach. So check on relocation companies.
