Many great answers below. Yes, Rural areas we can offer you a USDA loan which is 100% financing with NO PMI. You need a 640 middle credit score to get this loan. A HUD foreclosure you can buy for $100 down with a 620 score and a normal FHA loan with 3.5% down for a purchase of any home. This 3.5% down payment can be a gift from a family member also. You really need to talk to a lender and get yourself pre-qualified based on your particular circumstances. Sorry, Charles, but Mitchell is right. Like many rural areas, Quitman's rental prices are all over the place. It all depends on location, age of home, style of home -- oh, and did I mention location? Quitman is one of those towns undergoing revitalization, and as such, both rental and sales rates differ street to street, and block to block. Sometimes they differ house-to-house, especially on the streets in the historic district, where whether the house has been modernized makes a huge difference in price/rent. ... more
