That property has been under contract since May 11th and is a short sale. Typically, the status is shown as AWC (Active With Contingencies) in the MLS and that is more than likely the reason that it's still showing "active" on other real estate websites.

Here's a link to properties in Queen Creek that are 3bdrm 2bath, single family properties. The most inexpensive Active property right now is $94,500.

I checked the Arizona Multiple Listing Service (MLS) for you and this home is already under contract with another buyer. The MLS only has the one photo available for this property. I live in Queen Creek and often will pre-view properties for buyers, typically ends up with 50-60 photo's so that you can actually view the property.

Photo's are taken to show you the good and the bad when I represent the buyer. This property may still be a possibility, you would be a backup offer at this point.

I am asking some of the best tax minds in the country on this one. But, yes, because of the situation it will come down to "it depends on all the facts and circumstances". So, Destiny, I also recommend once you have my/their input that you use one of them to consult with and prepare your tax returns.

As far as the title issue, if requested, I will consult with our Underwriting Department to verify which time period is correct, as they are also experts in their profession.

Randy, I always enjoy your, how should we say, frankness, in this forum. You get right to the point, unlike many (including myself).

Finally, Destiny, you can quit calling yourself a "Renter"; you are a homeowner, just in a unique way. It is also how you need to think when dealing with this situation, as you try to gain all the tax advantages of home ownership.

Best to everyone. After all, we could be up in the Great Northwest, where they are enduring a "historical snow storm" with black ice, blowing wind, etc., while we look forward to low 70's through the weekend. Remember the guy from Long Island, NY, a few weeks ago who couldn't understand how we survived the summers. This is our answer... :)
