There's no such thing as an either/or choice, as crazy as that sounds. Why can't you have a big house with a huge yard in either zip code? Things that were once difficult can become easier if you'll only eliminate the self-limits and ask for what you want today. after that, it's too late.
The 92880 has 16 homes with at least 2,800 sq. ft. and a 10,000 sq. ft. lot. They range in price from $440K to $799K.
The 92881 area has 57 such homes ranging from $499K to $3.7M.
Any discussion of taxes must focus on the INDIVIDUAL home. I've written in other posts how to research that, but I'd be happy to show you.
