In addition to the notes below about quality of construction and materials used:

1. Land costs
2. If you need approvals or variances- costs can run - you then take into account attorney fees, engineer fees, architect fees and the TIME it takes in many shore towns to get permits or approvals.

A good reason why you see many rehabs with part of the house remaining - like a four foot seection of the original structure.

Refer to the cost not per sq ft - but how much for a wooden box - the cost differential for a 2,000 sq ft house vs a 2,500 sq ft house is minimal.

A good design goes a long way.

a 7,000 sq ft house may be designed poorly - look impressive on the outside - and useless on the inside vs a 3500 sq ft house.

And you'd be paying a ton in taxes on wasted space - it's the NJ way.

Look around and think about what you like and don't like, then think again.

here is a site that can give you a greater insight to pricing building a new home. I have been out of the home building side of real estate for a few years so my price of $70 seems a bit low. This article says $80 is the current price . This price is for Materials and labor, so to achieve this price you would need to G.C. it yourself. The article explains the additional costs very well.

My advice comes to you with 28 years in the residental construction industry, I have built many homes on the barrier Island, primarily Modular Homes.
Prices vary widely depending on the type of construction, (Custom or Modular) and wheather or not you may need to demo a house thats already on site, and if you may need pilings due to poor soil conditions.
When designing a home and floor plan, there are many factors that will run up the cost of construction,
1) Exterior design and Elevation. 2) Kitchen cabinets and Counter tops. 3) Bathroom count and addmenities. 4) Flooring. 5) exterior decks. 6) landscaping.
These are just a few things to concider when planning to build.
If you needed to stay on the lowest price range you should expect to be in the range of 115-120, and I can back that up with reason. If you have additonal funds and expensive taste, well then you could expect to exceed 200 and up

That of course depends on the level of quality of the materials you use in the home and the style of the home. But in general, a builders base grade home on a simple Slab foundation can start at around $70 per sq. ft. . This price does not include the cost of the land.
Keep in mind as you add things Such as a basement or upgraded cabinets , etc the price per ft price can change significantly .

Typically in NJ we use $125-$200 per square foot so estimate $150 for your ballpark figure. Your taste, number of bathrooms and included upgrades will determine the rest.
