wierd stuff going on with Trulia, my posts disapeared, so here they are again
A 30 minute commute form that part of Vista opens up a big area to look. You could go west to the Carlsbad (92008,92009,92010,92011 or Encinitas (92024) area or maybe as far east and south as Rancho Bernardo (92127, 92128). All of those areas have good schools and are nice areas to live in. There are also some good areas just a few minutes form Park Center Dr.

While the market is price depressed right now and certainly your crystal ball is a good as anyoneâ€™s, it really is a good time to buy. In the area you are looking at, it seems to have bottomed out (my humble opinion, disclaimer â€“ your mileage may vary LOL). We really wonâ€™t know until several months after it actually happens. I believe that while there may be some addition price dropping, I donâ€™t think it will be a big drop in that area (my opinion)

There are many great areas near Vista that you should look at. A lot depends on where the company is located in Vista as you could possibly be closer to a great neighborhood in a â€œneighboring cityâ€ such as Carlsbad.
Have you considered purchasing a home? There are some incredibly great deals right now and if you are thinking of paying up to $3500 a month in rent, you could purchase a home and have a lower payment that that. If down payment is a issue, I know of several programs available that will grant you up to $25,000 for a down payment. It is a grant, not a loan, you never have to pay it back.
$25,000 is a 5% down payment on a $500,000 home and there are some great homes in the Vista area for way less than that. I know of many 4 bedroom homes in great neighborhoods that could be affordable for you. To give you an example, a $400,000 purchase using the down payment program could give you a payment including taxes of around $3100 a month. You also get a lot of tax breaks and that lowers your effective payment even more.

It gives you a lot of info on the homes including price, address listing info , pictures and maps with a satellite view so you can see what is around the home . It also will show you the area schools and the school report card telling you about the school.
Schools are really important and some of the surrounding areas are know for their schools. Even though it is a little farther from Vista, You should look into the Poway Unified School district. It consistently is one of the top ranked school districts in California
