With NYC's growing population, where are the next logical areas to increase housing?

There are locations within the city that are currently under utilized, such as industrial, and waterfront areas. I would suggest rezoning the St. George area in Staten Island, Financial District Manhattan, Hudson Yards Manhattan, Willets Point in Queens, Red Hook Brooklyn, Atlantic Yards Brooklyn, and South Bronx.

I have a lot of multi family buyers focusing on Sunset Park, Crown Heights and Ridgewood. Bedstuy is already going strong again and i feel particularly strong about Gowanus.
