Moving to Florida - debating Palm Beach County vs. Broward

Asked by 2boys, 33029 Sun Nov 13, 2011

I would appreciate any advice you can give me. My husband and I are ready to buy in FL and we're not quiet sure where we should live. We have 2 small children who will be starting Kindergarten in fall of 2012 and their quality of education is of utmost importance to us. As far as out work, we are flexible and don't have to work in a particular location in Florida. In Broward, we are considering Weston/Davie. In Palm Beach we are considering Boca Raton or Wellington (which is a little too far from everything). The reason we like Broward is because we already are renting here and we like how close it is to everything. Our concern in Broward is schools although I heard schools in Weston are good. Palm Beach county we are actually less familiar with but from what I have heard, schools are supposed to be better. We are looking to buy and would appreciate any genuine advice.

Dear 2boys,

Having been from Jacksonville to Key West and Naples to Pensacola and most points in between I know the state very well. There are some amazing places to call home but many differences in weather, lifestyle and landscape; stay below Vero Beach on the east coast and Sarasota on the west coast if you want the best winter weather. If you are choosing between Broward and Palm Beach County I can tell you I work with a number of clients who are relocating to the northern Palm Beach County area from both Broward and Dade to escape the madness of south Florida. I strongly suggest you take a good look at the Jupiter area. The best place I can point you is a brief blog I did about the Jupiter area;

As a resident of Jupiter, I work throughout Palm Beach and Martin Counties, and a great place to start is by defining your goals and comparing the lifestyles and housing costs of areas that you are interested in. There are so many different options available to us that reside in the state and I have selected Jupiter because of the quality of life that we enjoy. From my viewpoint, there is no finer place to reside that the Jupiter area; from the best schools, to a fantastic economy fueled by many factors and of course the wonderful facilities of Max Planck and Scripps Institute, to incredible unspoiled beaches, unbelievable dining and shopping options, numerous boating and golf opportunities, uncrowded streets, low crime and just the overall kindness of our residents. Recently we were out with a client form New York who commented on just how nice everyone is; and why not as we are truly lucky to live in Paradise.

I work almost entirely as a buyers agent in Palm Beach and Martin Counties and certainly would be honored to be on the list of Realtors® you interview and happy to be of assistance in any way that I can. If you are in the area and would like a tour I would enjoy showing you why I am so fortunate to call Jupiter my hometown.

I hope this information is helpful but if you need anything additional please do not hesitate to give me a call.

Always at Your Service,

It sounds like your primary concern would be the school district. There are some great schools in the Weston/Cooper City and Davie areas. The next point would be evaluating the distance to work. If you buy in a good school district you are sure to gain great return at the point of resale. You can email me at for any further questions. Good Luck

Dear 2Boys,

For school information you can look up Broward County Schools and it will give you the rankings and test scores of their schools. You mentioned Weston and I will let you know the city of Weston has all "A" schools. You can go to city of Weston and gain information. Also, try out my website as I have information on both Davie and Weston. Davie, Florida has many homes on acre lots and Davie has good schools. Both Weston and Davie are about 20 minutes away from the airport and beaches.

You are on the right track. Boca is great in all respects. Wellington is really too far in the country land, but if this is what you like, it could be a good choice. Why are you not considerring Parkland?!
I would live all the doors open and go to all destinations and get a feel. If you would like to work with one agent, I could offer my services for Boca, Parkland and Weston. I am familiar with school ratings and zonning.

Hello. Although Florida is very county based the quality of the schools is based on the city and the neighborhoods from which it draws. I am most familiar with the Boca Raton schools since my 4 children attend the public schools here. All of the Boca Raton schools are excellent. The quality of the the education is great. I've also heard that Davie and Weston have great schools. I'm not as familiar with Wellington. Here are two links for you to look at in forming your opinion about schools.

Hello 2boys,

We raised 2 boys in Parkland from kindergarten to college. Parkland schools were just rated #1 in the US by Forbes! Both our boys were tested gifted and we feel they got a private school education for a public school price. You can read the Forbes article on our website and a general article I wrote about Parkland Lifestyle by going to our website and clicking on Hitchcock's Column. Just to the south of Parkland is Coral Springs and the NW part of Coral Springs also has A-rated schools and goes to the high school in Parkland. Your kids are long from high school but the school district here determines your property value and that is why Parkland already went up 4.3 percent in value last year in a depressed market!!

While everyone looks to the western burbs for schools, in actuality, Hallandale Elementary, Hollywood Central, Hollywood Academy of Arts & Sciences, etc. are all A-rated schools, and we're minutes away from the beach, Arts Park, and close to the airport. And, we're getting ready for Magaritaville on the 6.5 mile broadwalk, which always has music, pizza, dancing, etc...great for kids' entertainment. Gulfstream Middle School just got a beautiful new STEM lab. South Broward HS has all new computers and a great Marine Biology magnet.

I am a realtor, LCAM property mgr., and I'm very active in Broward Schools, as a member of the Diversity Committee, Chair of the Site Visitation comm., and a member of the Educ. Adv. Comm. of Hallandale Beach & Chair of Hallandale HS task force.

If you want to research public schools in Palm Beach, contact Rita Solnet, who's an education activist up there. She is on Facebook. However, I do know that there is one lawsuit and another possibly coming up from unhappy parents/community.

Broward Schools is 6th largest in the Country. We've been finalists 2 yrs in a row for Broad grants and just got our SACS accreditation renewed. We have a new superindent Runcie fr Chicago public schools, who is going to reorganize the system, and his academic goals are very progressive and creative. I'm hopeful that we will finally catch up to the schools from the North.

Weston has great schools; most are A does Pembroke Pines. Davie has the Nova lottery schools plus McFatter HS. But, throughout the Browards' school system, there are magnet programs that offer you great choices. Go to the State Dept. of Ed website or and you can do some research. Another website is the "great neighborhoods" website or the "great schools" and they will compare schools for you. Whether it be public schools or charter schools, you need to do individual school research.

Miami/Ft. Lauderdale/Pompano Beach markets rated 5th in the Nation for appreciation this past year. We increased 12% from last year, which is a great sign that our real estate market is coming back. Jacksonville was #4. While Palm Beach is doing well, it's not increasing as aggressively. Therefore, if you purchase a home in Broward, most likely, your equity will grow faster.

If you need any help in the search, let me know your priorities and your price range; I'll set up a customized search for you. I just closed a first home for a client in Davie and got them a great FHA deal with 3.5% down payment w no pre-payment penalty and it's assumable:) Or, you can go to our website and search yourself with current information from the mlx (multiple listing). If you have any quetions or want further details about the properties you see on that website, email me: or call: 954-536-0648.

Looking forward to being of further assistannce.

Hi 2boys,

I just went to a housewarming party last night for a customer who specifically wanted to be in Coral Springs because of the school system.

Boca Raton also has a wonderful school system. In between there is Parkland which also has high rated schools. In all 3 towns you have easy access to shopping and restaurants. Much will depend on what you like. Wellington is good, but it is also a bit far west for many people, although it puts you closer to the Palm Beach airport if travel is a concern.

There are some wonderful deals out there right now. Please contact me directly and let me know what you are looking for in terms of size and price and I will be happy to send you listings that match your needs and wants.

The schools in Weston, Davie, Cooper City and Pembroke Pines are very highly rated school districts. I would be happy to send you specifics if you like. All of these areas have A rated schools.

And as you mentioned, living in this area of Davie/Weston can't be beat, with the close proximity to everything!

I specialize in your areas of interest in Broward and would be glad to discuss your options. Feel free to contact me anytime!

I have lived in Pembroke Pines for about 20 years, specifically in the 33029 area code.
The schools in this area from Elementary to High are A rated schools.
Without going into too many details , I can tell you that from personal experiences the schools in this area are to be commended for their work and the positive impact they have on their students . They produce A plus, because they create an A plus environment for our children from academics to social skills.
I can assist you with your questions, one on one on phone if you wish .

Broward schools in Pembroke Pines, Weston, Davie, Coral Springs and generally in the western part of the county are all excellent and I'd be happy to send you a map of the schools and their ratings.

I definitely prefer Broward to Palm Beach - as you say, much closer to everything.

Please feel free to contact me if you need additional or more detailed information and I would be more than happy to help you and your familky find a new home here.

Good luck with your move,

Good Morning - Happy to give you some insight.

Weston is a good choice especially based on child care/public school system ratings/family based shopping entertainment and dining options as I am sure you are aware. But Coral Springs, Parkland and even Plantation are also excellent options. All of these communities have highly rated schools but there are differences you would want to consider.

If you have interest in meeting, I have years of experience on each specific neighborhood and residential communities in the Weston/Plantation/Coral Springs/Parkland area, both as new construction and resales.

Reach me directly at 305-336-2230 and I would be happy to consult with you.
