There are fixxer-uppers all over the place... are you looking to buy and live, rent, or sell? Makes a difference. Though more than 99% of Las Vegas RE sales $200,000 and under are cash sales, financing options are always available if you qualify.

I have found some great fixxer-uppers to be homes that are empty and on the market, and have had all the copper-pipes ripped out, selling for substantially less... put in some inexpensive plumbing and fix up the walls, and badda-bing, like new. I have found homes like this that are brand-new, never lived in.

There are plenty on fixer-uppers in Las Vegas. Just be aware they may not always be the best deal. Most fixers will require being purchased for cash since they will not qualifiy for FHA or VA. They are alot of Bank owned properties that just need cosmetic work are priced well, they are usually listed a little lower than market price and are bid up with multiple offers. Even at that they are still about 50% of what they were just a couple of years ago. In this market a Realtor can assist you greatly in finding what you want. The most important thing is finding out WHAT YOU WANT, after that it just a matter of putting in the criteria and seeing what is available. Then we do the comps for the area an see what is a fair price. You will find out pretty fast what the market is going for. We can assist you in finding anything, Bank Owned REO's, Short sells, fixer-uppers. As previously posted there are several websites you can reveiw for crime stats, school districts, ect. and its always a good thing to drive the neighbor hood so you get a good feeling of the area for yourself. I have found homes and Condo's for clients starting at $20,000 and up in all area's of the valley.
The most sought after area's seem to be Hederson and Summerlin also the NW is for the most part all new neighborhoods.

There are many "fixers" (most are REOs) in the city available. There is a high demand for them and many are sold for more than the asking price and very quickly. (So you need to be prepared to make a quick cash offer. Loan progams are getting pretty tight on loans for "fixers") A few homes will be available that need major repairs. I would be happy to help you locate the right ones for your needs.

By law no real estate agent can tell you what a "safe" area is (federal law). Everyones idea of safe or decent area is different. You must do your own research.
