Looking for family friendly areas surrounding Springfield, VA.

Aloha! My husband and I (no kids yet) maybe transfering Springfield, VA, due to a job opportunity. We currently reside in Honolulu, HI and we are not at all familiar with the area We would like to live in an area that is more suburban. Burke, VA is beautiful, but out of our price range. Is there any other nice towns surrounding Springfield that is somewhat like Burke, but not as expensive?

Near by Springfield , some what economical in terms of housing in such area would be Woodbridge, VA. So give me a call or email me. There are many family friendly areas in Springfield, itself. I love Kings Park where I've lived for 30 years. However, unless you pick up a foreclosure or short sale, the single family homes will be out of your price point. You could have more luck with a townhome in the area. Commuting in the NO VA area is tough and time consuming. Consider moving closer in for a less stressful life.

Not sure where the other are getting their facts from but Springfield VA is quite stregically located in N. VA and is considered to be a prime location for commuters. Expect to pay above national average for the homes here but again the return on your investment would be somewhat greater.

Just to respond to Gina's comments. Without knowing where Gina lived, I can't comment specifically on "two murders within 50 yards of my residence," but Springfield is generally a good area, not a "war zone." Regarding the recommendations of Old Town and Woodbridge: If Burke is out of your price range, Old Town certainly will be. As for Woodbridge: Woodbridge and Manassas have been very hard hit by foreclosures. There are some good bargains there. However, due your due dilligence regarding "family friendly" (crime, school quality, etc.) when considering Woodbridge. Someone with the same requirements (family friendly, affordable) might at least look in Fairfax City and Centreville.

I lived in Springfield and it is not family friendly to say the least (two murders in one year within 50 yards of my residence). Try Old Town or Woodbridge.

Not sure what your price range is. I am a retired Air Force Officer and have a house in Springfield that I am going to sell this summer- renters are in it now. It is real near Burke-same JR/HS. I have not listed with anyone and before I list I will try to sell my self so I can market it at a lower price saving the buyer $20K+ (since I will not be paying a commisssion). I just updated Zillow.com which is good for you to look at anyway. I have done lots of upgrades thinking we were staying there but life changes... If nothing else I know the area and would be more than willing to give you honest advice. I have done this to many military transfers from all over the world as courteously from one military person to another. I lived overseas for 23+ years myself. Not so bad- I have a 1 yr old detached 3 level home for sale in Woodbridge for under $400k. Homes that are a bit older in the same area are selling for $230k and up. There is a commuter train- the VRE that runs along the 95 corridor with stops in Fredricksburg, Woodbridge, Alexandria, and the Pentagon, and Union Station in D.C.

There are options. Woodbridge is 15 mins from Springfield without traffic and well, longer in rush hour- but there are commuter busses that zip up there in the same tim-15 mins during rush hour too; and the VRE to the above locations.

I grew up in Woodbridge and live in Burke now. I'm very BIG on making sure that my clients make affordable decisions. If you have other questions about the area: angiedelboy@mris.com and I'd love to follow-up.

There are 102 single family homes for sale in the Woodbridge, VA area. That is not too far from Springfield. I can send you those listings if you would like to see them. One of the advantages of home ownership as opposed to renting is the fact that you get to write off your mortgage interest and real estate taxes. When you rent, your landlord gets that deduction--while you pay for it! Since my daughter used to live in Keihei, Maui, I do know that in Hawaii you never own the land when you purchase real estate. FX Girl is correct, unless you are willing to go into an area - say that is being redone, or way out of town, say Winchester, Northern Va is too expensive. Starting single family prices are more like $575,000. These are older split levels, etc.

That commute from Honolulu is going to be interesting.
If you like the water, maybe near the Chesapeake Bay at Kilmarnock, VA. Very nice area.
Better commute.

FX Girl: I think you are right. We've decided that a move to the East Coast is not an option for us. The pay is good, but if I have to choose to struggle between the D.C. area and Hawaii....Hawaii wins hands down.
I may be still stuck renting in Hawaii, but as least the living conditions will be more ideal then D.C. living.

If you're looking for a single family home within commuting distance (less than 45 minutes) of Springfield, you might want to consider Woodbridge, Manassas and Sterling. We were looking to spend between $250K - $325K. There were a few homes in Fredericksburg (sp?) that looks decent, but the commute would be at least 45 minutes to downtown Springfield (I think). We'd like a minimum 3 bedroom / 1.5 bath. We'd prefer a single family home. After doing some research I'm thinking this is not the right area for us. We're leaving Hawaii because it's too expensive, but the East Coast seems to be just as bad! Any advice would be appreciated.

Aloha! There are a number of neighborhoods that may meet your criteria. If you could share a bit more about your criteria, I can provide you with more specific information. What is your price range? Do you want a single family home (number of bedrooms/bathrooms) or would you be okay with a townhouse (attached) home?
