Information on Polo Golf and Country Club in Forsyth County.

We are interested in a couple of houses located in the Polo Golf and Country Club in Forsyth County. Our price range is 200-250. I have small children 3 years and 15 months.

Question #1) Is that area family friendly for small children? As we house hunt, I always look for things like swingsets, tricycles, trampolines and small kids out playing in general etc. And I have to say, I did not see a whole lot of that in the Polo Fields. I was wondering if I was there on an off day or something?

Q #2) Is there a clubhouse/pool and do people in our price range have access to them? What are the homeowners dues? I currently live in a community that has a VERY active homeowners assoc. and we have tons of activities for kids and adults. I really like the idea behind a central gathering place for the community.

I have always known Polo Golf & Country Club to be a well-rounded family friendly neighborhood. It has been one of the most popular neighborhoods in that area since the the first home was finished. We have a Buyer right now that is also interested in this community. You have Vickery Village right there on the corner and decent access to GA400 and the new Avenue Forsyth Mall too. We own a home just around the corner from there off Bentley Rd in Ivey Manor.


They do have swim/tennis as part of the community as well as golf and country club. The current listed annual HOA dues are $350 and are mandatory for all homeowners. They do not include swim tennis. Swim/Tennis and Golf Country Club privileges are optional and require additiona initiation fees and annual dues. To find out more about these follow the links below

Another neighborhood that seems to fit your criteria would be Stonehaven Pointe, A Bowen built community loaded with young familes and amenites. It is much newer. You can choose from some great deals between new construction, resales and even a couple of move-in ready foreclosures. Here is a list of active homes for sale there.

Actually, when we were looking there was plenty to choose from in our price rage. But we have since moved to a different South Forsyth subdivision and are very happy. Thank you to everyone who gave responses! :)

Your price range for a home is too low for the polo fields. You need to look at a neighborhood more in your budget.

Polo Golf and Country Club...What a great place to have neighbors! Homes are currently listed from the mid $200's all the way up to over $2,000,000. I suggest you contact the local schools and ask them what they think about kids in the Polo Community. Vickery Creek Elementary School, Vickery Creek Middle School, and West Forsyth High Schol would be a great place to begin your search.

I think you are getting some great information from the answers already given - Polo Fields is a super place to live but I think there are better areas that your family would love. This is a great time to look.

One item I forgot in my previous post. At one time, ranches in Polo may have outnumbered two story homes here. Since then, a majority of two story homes have been built here, and most of those for sale presently fall into that category.

I live in Polo and agree with the others that it's a great neighborhhood, but you won't find anything nice in that price range without putting a lot of money and work into the home. The Homeowner's Asso has several nicely planned activities a year, but not too many, as the dues are only $350/yr, and that goes toward public area maintenance, too. The new Greenway trail is bordering Polo and will connect with Alpharetta's trail. That will be great for walking and bike riding. Another nice feature is two pools - a family pool with a slide and an adult pool There are additional fees if you want to participate in the pools, tennis, golf, activities at the club, etc. There are different levels, including social, golf, etc. I don't know the present rates as they are not posted, and they keep them a deep, dark secret unless you call the club.

When we moved into our neighborhood, there were more young children in our neighborhood, but that was ten years ago. However several neighbors do have younger children. There are rules about swingsets, trampolines, etc. so some people do have them, but they are behind the houses and out of view from the street. A good testament to the neighborhood is that most of our neighbors are still here, and there is not much for sale or much turnover for the size of the community. I hope this helped. I think there are better neighborhoods for kids your age, in my opinion Polo tends to attract the families with older kids.

We know the area well as we appraise and sell, Deryk is also a fixture in the area. There are communities in the area that will work and much of the leg work can be done off the computer just as you've done here. Give us a call if we can help - thanks

Hi Toni,

To be honest, I think there are some other communities in South Forsyth that may suit your needs even better than Polo. While we love Polo, the amenities are rather expensive for a home in that price range and you will find that the homes available in that price range need a lot of work. My partner, Maria has shown the homes to two different buyers but they didn't end up buying in that community for that reason. Maria is a fantastic buyers agent, very attentive, and a great negotiator. She'll listen to exactly what you want and find it for you quickly. She can really make your job easy!

Please let us know if we can help you in your search. You'll want to watch school districts closely too, even though your kids aren't in school yet. They may start school while you are living in that home and even if you move sooner, it definately affects resale. Maria can give you all of the up to date info on local schools and redistricting that is going on. We also have several listings of our own that you may be interested in.

We have sold several homes to buyers in the Polo Fields, and it is a very family friendly neighborhood with lots of children, and all styles of homes--the number of traditional 2 story plans far outweigh the number of ranches.

As far as the swim and tennis facilities, they are not part of the HOA fee, but are optional under the golf club. For a swim and tennis membership only, the initiation fee is $1750 and the annual fee is $850. This membership is for the facilities on Lancaster only, and does not include clubhouse privledges.

We have a beautiful listing in Fieldstone, not far from Polo Fields. Their amenities package is amazing, with a water park-like play area for children, clubhouse, tennis courts, Olympic sized pool and playground facilities. To see our listing, go to

Great questions. I commend you for checking out the neighborhood in advance.

In answer to #1; The Polo Fields has a majority of one level ranch style home, not normally family friendly set up. The subdivision was built out in several phases and price ranges. Average pricing is in the $400's. and a few in the million range. You maybe able to find a "short sale" or foreclosed / bank owned property in the $200's. All in all, the neighborhood has been very stable with very little turnover of new families moving in. The big drawn is the golfing.

#2. The clubhouse/pool amenities are separate from the golfing. The fewer number of young families also is reflected in the number of family activities.

Just off the top of my head; a few active neighborhoods in Forsyth county and priced in the $200's to consider might be; Hunters Chase, Shepherds Pond and Fieldstone.

DO NOT move into POLO! I spent 8 years living in that CRAP HOLE they call a country club. Your children will be exposed to child molesters (yes read the past papers), drugs and your marriage will be turned into a fiasco because everyone tries to sleep around. I moved there from Windermere. Try Windermere or even better Fieldstone. DON'T GO TO POLO FIELDS! YOU WILL REGRET IT!!!
