Al, Home Buyer in Kyle, TX

Del Valle Texas is getting a Formula 1 Race Track built within 4 miles by 2012. In your opinion is this a positive or negative for the area homes?

I'm not a race car fan but like it or not it is being built. Should I hold on to the property I bought in 2010 or get out now before the noise and traffic make it a pain to live here?

Tough to predict, Al. The benefit of the track is it means more money for the area. Guess you could ask does SXSW help or hurt the resale of downtown properties, too. I think it's more about long-term economics - what are the growth projections for the area? Expected appreciation in home values? Is the area poised for growth? I have some opinions, always happy to share.

I don't think these race tracks have a great impact.
I didn't even know they still raced F1.
Races are only a handful a year. Can't imagine more than about 4 big races a year.
Employment is mostly transient that comes in for the race, so there's typically not a big impact of
staff driving prices up.
Looking at Texas Motor Speedway...I don't see any great impact one way or another. Of course on the race weekends, traffic can be heavy and you hear noise outside.

In my personal option I would say that it would be a hard re-sale in the future. I would say now might be the best time...but entirely up to you.
