yes, i have a question looking at real estate in Logan Township NJ.why are the real estate taxes so low on the properties there vs. others. thanks!

what's the tax history there over ten years? were they re-assessed in Gloucester Cty in 2010?.. how come everyone isn't moving there.. average taxes are around 3600-3800.00/yr for real estate tax.. want to make sure there are no hidden reasons, ie. toxic landfills, etc. why r/estates taxes so low in Logan Township NJ..

Logan has had one of the lowest, if not the lowest taxes, in Gloucester County for years. A lot of Logan is low lying and most homes, though not all, do not have basements due to the high water table. It's also too far south for a lot of people. It is convenient to Delaware and Philadelphia and you can be at the Walt Whitman bridge in about 20 minutes. The area has seen a lot of growth, but it is still mainly rural.

Real Estate taxes are a function of the amount the town needs to provide services AND the tax ratables in the community. Logan twp is blessed with the Pureland Industrial Park as well as several very large businesses including Rollins Environmental.

Taxes are lower in Logan Township mostly because of the Pureland Industrial Complex which brings lots of big business into the township and therefore keeps taxes low.
