Hello Loren,

This is a very exclusive communty. It is expected to have about 175 homes once finished. All homes are on 1.5 to 2.5 acres with the biggest house being around 10,000SF.

Most builders usually don't install the audio equipment in the homes. They however have them pre-wired and soundproofed. They do have relationships with a lot of the high end audio visual companies such as Star Power and they give deep discounts to their clients. http://www.star-power.com/.

Hello Loren,

Although the MLS does not show anymore information than what is posted here, on a custom built home, and any thing that is for sale I always say "everything is negotiable" and at that price I am sure something could always be worked out within reason. I am sure the theater and living area would be wired for optimum performance.

But I did get a hold of the listing agent, and she did imply the same the builder would consider. She also said this home is only about 4-5 weeks from being complete, and paint colors and floors can still be chosen. New pictures will be added soon.

Typically you can negotiate in or include home theater systems in the price. I've seen people do it both ways. It really depends on what you want and what your financial philosophy is. It can be expensive and getting the builder to include it is one way to buy it, although not always the cheapest option. You also have to consider that you will be financing the equipment over 15-30years and paying interest on it all that time, so that might not be the best financial decision for equipment that may not have a lifespan of that many years. Some people choose to go out and cut their own deals on better equipment at lower prices at Fry's or Best Buy or someplace like that. The downside with that option is if you finance it, the rates will be higher typically, the installation is either do it yourself or may not be as smooth. So it just depends on what works best for you.
