We have generated a lot map for you that will show what other lots have sold for on Otero Lake in the NW cape area. The lot to the west of 4312 NW 23rd. Is currently for sale listed at 89,900

Good morning George,

currently gulf access lot pricing is on the rise due to increased demand. The NW section of Cape Coral is becoming increasingly popular as it offers excellent boating access and a little bit of a reprieve from utility assessments. Real time pricing shows lots selling from $34,900 and up depending on bridge limits etc, but compared to SW Cape Coral it is less built up and it is still more affordable.

Similar lots have recently gone for between $40,000 and $75,000. No bridge, gulf access canal lots in the area. However, it ultimately will be determined by what the seller and buyer can agree on.
