If you purchase a Boca Raton home in almost any Boca Raton country club community, the equity payment and the annual club dues are mandatory.

Three exceptions to that rule are:

Boca Greens in Boca Raton, which has a golf club. When you purchase a home in Boca Greens there is no mandatory membership. Yuu may join if you wish, or just pay to play.

Boca Pointe. A home in Boca Pointe puts you into a private, gated community that surrounds a golf course. Your Boca home in Boca Pointe does not require membership in the golf club/ country club. However, you will not be able to make use of the Boca Pointe Clubhouse facilities unless you become a member.

Boca Raton Resort and Country Club, which is located on Congress Avenue opposite Costco, does not require that you purchase a golf membership or a social membership in the country club. However, if you wish to play golf at the Boca Club, you will have to pay the equity fee and membership fee.

If you are looking for homes in Boca Raton that are equal in opulence to the home in Bocaire, but you do not want a country club lifestyle, there are more than two dozen similar Boca homes available within similar price range.

Dear Barry,

The home you are inquiring about is located in Bocaire Country Club which is an equity facility with a mandatory $60,000 bond and a $30,000 initiation fee. Overall, the private golf communities are one market segment that has not experienced the strong rebound in the overall market. Most studies show that baby boomers are not as interested as their parents in playing golf full time and justifying the fees with less time committed to the game. Most golf communities have high inventories and for those seeking this lifestyle there are motivated sellers and you can negotiate those up front fees in to the price of the home. I have to double check but I believe the annual club fees at Bocaire are running about $18,300.

Bocaire Country Club is doing what they can to entice younger members and they are remodeling and adding features to attract those with children; a resort style aquatic center and family recreation centers to be specific and these improvements are scheduled to be completed this year.

This home is one of the top end homes in the community and so keep that in mind when making decisions. Over the past 6 months we have had 6 single family homes sell through the real estate community as reported on our Multiple Listing Service. These sales range between $170,000 and $460,000 with a median sales price of $375,000. As of this morning, there is only one home under contract and 25 active listings which represents a little over a two year inventory based on 6 month sales which is quite high. Even more telling is the fact that only three of the 25 active listings have list prices below the median sales price over the past 6 months.
