Anthony,
the correct answer is whatever you and your Realtor discuss after you have weighed the comparables and the condition of the home.

Hi Anthony
The 1st Agent is absolutely correct we cannot discuss offers on any property until we are representing you as a client, which of course is no charge to you. If you would like any additional information I would be happy to provide it.

An agent is not able to give you advice about offer pricing and terms without first entering into an agency agreement with you. Here is a link to the Working with Real Estate Agents brochure that explain the different types of agency. http://www.ncrec.state.nc.us/publications-bulletins/WorkingW…

Once you choose an agent to advice you in the offer they will be able to pull comparable sales to determine the best offer price and terms. The agent will be able to determine if there are multiple offers or any other specific information that may help you make an offer.

If you are not working with an agent and need help evaluating sales to determine the best offer I would be happy to help. You can formulate an offer that is acceptable to the seller while asking for closing costs to be paid. Free to call me at 919-387-4100 or email me for more information.
