I am familiar with this neighborhood, the property is still quite a ways from the beach, you'd have to wind your way down Las Flores Dr., which on the map doesn't look like it's that far from the ocean, but you're going about 20mph down that mountain in the really loopy parts. If you're not a speed demon on the road, it would still take maybe 25-30min to get down to the beach & find parking etc.
Hence the price. The secondary bedrooms look to be about 11x12 or 12x13, the master is quite large though.
Getting down much closer to the ocean, of course price goes up a bit, like x 2. I have another client looking in this area & we're looking in the $3's. Ocean FRONT & pricing will be in the teens or more.
