Realty Trac postings are not listings. These are pulled from public notices of default & foreclosure & are not even on the market yet because foreclosure is not complete. When foreclosure does take place,they will be listed on the MLS at market value. Realty Trac is trying to lure poeple inot paying for info that is available for free.

This information might not show up on the syndicated listings or websites but it is in our MLS and will be disclosed at any time if you ask. Realty Trac has bank owned and pre foreclosed homes...yes there are that many.
If you are searching for non HOA properties ask a Buyer’s agent to help.

Lloyd,

MLS is the most accurate of available listings! I could not find that particular home avaialble on mls. As stated Realty Trac is not very accurate. I think the price that is on there too is way low and can not see a home selling for that low unless it is in a rapidly declining area.

Hi Lloyd,

First about the HOA, most agents do put in the HOA and the fees associated with their listings into the multiple listing service (mls), but when other web sites pull information they don't pull all of the fields that are in the mls. So depending upon where you are getting your info you may or may not see the HOA and or fees associated. Second, as for Realty Trac, as stated below, they are a lead generation service for REALTORs to subscribe to. Their information is not real-time in often times is very outdated. As Paul stated, your best bet to find the most recent homes on sale and all pertinent information is to have a Buyer's Agent help you. It will not cost you anything as their fees are most commonly paid for from the seller's proceeds.

Hi Lloyd,

Most listing agents do try to make certain that the listing date inputted into the MLS is accurate, but everyone is human & we all make mistakes.

RealyTrac does NOT list homes for sale. They download data which is usually available for free on most county databases. The properties that RealtyTrac "lists" are not even for sale. The majority of the properties on RealtyTrac have just entered the foreclosure process & are not necessarily for sale. Data on RealtyTrac is usually incorrect or outdated. RealtyTrac wants you to sign up for their services so that they can sell your information to us Real Estate agents who will contact you in hopes of securing you as a client.

The only way to get access to all the information you need & all the properties that are actually for sale is to work with a Buyer's Agent.
