...just remember..."never flooded" does not mean a mortgage company is not going to require you to still get insurance on the property, and be cautious if the seller claims it is "x" dollars....get yourself an elevation for that property and get a real quote

I have just checked the latest flood map & it is a Zone X(no flood insurance required) This is what used to be called Zone C. i had a listing in that neighborhood(Ozone Pines) after Katrina & it was Zone c then--they are apparently calling it X now but it comes to the same thing. That neighborhood did not flood & has never flooded to my knowledge.
