The Trulia listing for this property is a bit outdated. The bank purchased this property at auction on July 14th, 2011 for $177,800. The bank then listed the property on the MLS in June 2012. This property immediately went under contract in 7 days and has since sold at the bank's original asking price of $255,900.

The property you are inquiring about is not an active listing but instead a posting by RealtyTrac who would like you to contact them and sign of for their paid monthly service. Keep in mind that a good agent can provide you more timely information for absolutely free. The property is located in the beachfront condominium community of Ocean Trail where the market activity is very solid but there is still good inventory available.

As far bank owned "deals" you will typically need to act fast and make sure your agent is capable of providing a detailed analysis of the current market value. If the bank and their agent has properly priced the property it can sell very quickly with multiple offers and it is not unusual for it to sell for above list price. If it is priced too high that the market has not reacted they will be cutting the price; typically after 30 days but sometimes after 15. But please do not make the same mistake that many other buyer shake thinking that foreclosures are the absolute best opportunities you will find. Nothing could be further from the truth and in today's market sometimes the best deal is a traditional sale where owners at times make much more logical decisions that a bank. Bank owned does not always mean great deal. Watch out for quality issues, paying close attention to the roof and HVAC systems; make sure you have a well qualified professional doing your inspections.

In Ocean Trail condition is key as is the preferred floor height and building. Keep in mind that there is one smaller building in the community with completely different metrics. Over the past 90 days we have had 8 sales in the community ranging from a low of $247,000 up to $350,000 with a median sales price of $316,000. Awesome prices for oceanfront living in one of Florida's premier locations. I will take our dog friendly beaches over any other in the state.

There are 7 other units under contract but we have 20 units on the market which represents about a 7 1/2 month inventory based on the 3 month sales activity so while it still is a buyers market that is quickly changing and prices are on the increase. Median price year to date is $285,000 and you can compare that number to the median price of $316,000 over the past 90 days to see what is happening. Sales volume in Ocean Trail is up over 47% from 2011 numbers so you can see the marked improvement in both units sold and prices realized.

The need for a qualified agent cannot be overstated as you need someone on your team who is qualified to determine fair value and have your best interest at heart. Dear Buyer,
This bank owned property is not currently available. Ocean Trail has 5 separate sections on the Intracoastal (ICW) and ocean with individual associations & rules. Currently available units start at $279,000 and currently available bank owned (REO) start at $315,000.

I don't show nay property in this condo complex being listed at the price of $177,800. Values in this community generally range from a low of $250,000 to a high of about $400,00. Contact me if you would like updated lsting reports for this or other condos in the area.
