Hello Ed..
There are some great buys all over the place if you have the correct buying power. Just to explain, SOLD means it is a Closed Escrow, subject asset is currently in "Pending Status" Which means it is in escrow. There were mulilple offers on the property some all cash.
The list price was far below value and it caused a very competetive buying field.

If you have an agent that you are happy with, keep them. Loyalty goes both ways.. This home is actually pending. It went under contract on July 25th. It was on the market for 25 days before it went into escrow. I hope this helps. Best of luck house hunting.
