What you are looking at is a public foreclosure notice put out by a firm called RealtyTrac and not an active listing. This is a pre-foreclosure notice which means you may see the property listed as a short sale but the $60,000 is not a reflection of market value.

The property is located in Mirabella which sits in a fantastic location just south of Hood Road and west of the Turnpike. Association fees in the community run about $400 per month. It is one of the larger floor plans in the community where the real estate market has remained very strong with 27 sales over the past 12 months ranging in sales price from $327,500 up to $640,000. The median sales price over the past 12 months has been $480,000.

While sales have been strong current inventory is also pretty high with 27 active listings starting from $330,000. With a 12 month inventory the neighborhood remains a buyers market and there are some tremendous opportunities out there. There are a number of different variables that will dictate the property taxes on any home but as a rule of thumb you should figure 2.25% to 2.5% of your purchase price as a budget for taxes.

Hi Myra,

Yes, this community, Mirabella, has an HOA. This home is the Sedona neighborhood which are the larger lots and some of the larger homes in Mirabella. The HOA is paid quarterly and, depending upon the lot/home, is approximately $365-$395 per month. It is a manned-gated community and has a great clubhouse, fitness center, pool, etc.

Please visit the web sitebelow to get an idea of the Property Taxes. The Property Appraiser's office will assess the value of the home and then apply the current millage rate to that amount. They will also take into account any exemptions e.g. Homestead. You can call them (561-624-6521
) and give them a specific property address and purchase price and they will tell you what the current property taxes would be. They're usually very helpful.

yes, this property is in mirabella at mirasol. the milage rate in PB county is about 2% of the appraised value which is typically about 80% of the market value. so if you buy a 300k house it gets appraised by the county at ABOUT 240k and assuming there are no homestead or other excemtions it is assessed at 240k and the taxes are about 4800 per year for the property. The HOA fee is about 400/mo in this community.
