Hi, Julie,

As has already been pointed out, this house is not currently available. It may be in the future because many short sales fail to close. But, why wait? You need to have an agent who will help you to look at houses that are actually for sale now. If you have an agent, you are already on the right track. If not, you may be frustrated by trying to dig up information on your own that could be provided to you by your agent.

Hi Julie, this house is pending subject to lender approval. which means that the owner has accepted an offer and they are waiting to see if the bank will accept or not. It is a short sale and not a foreclosure, and as such the bank has to agree to accept less money than is owed. Sometimes it takes as long as 6 months to find out. If you do not have a Realtor you should get one. (the homes buyers Realtor is paid by the home seller) A realtor can help you find homes in the area and price range that you are looking for, and they wil be able to help you with all your questions.
