Good Morning!
As Daniel stated, this home is currently under contract. However, there are a few other homes within the market area that offer similar property characteristics to the property you inquired about. One in particular has a similar floor plan, recent updates and has below grade basement living that is finished and heated. I love the Thornhill community and neighboring communities. The location is wonderful for many reasons and those relocating often find a little bit of home nestled somewhere close.

This home is under contract, so if you liked it and made an offer, yours would be a backup offer. I've been in this house, but don't recall the basement walls being exposed. In this neighborhood, with 1993 construction, the STRONG likelihood is that the basement wall is poured concrete walls. Most basements of newer construction in our area have poured concrete walls. There are not many basements in Charlotte unless they are walk-out style on sloping lots like this home.
The "basement space" that people enjoy in the north is usually found in a bonus room which is often the over the garage. If you have a full time agent with a Masters degree in Planning with Finance and over two decades of experience, working for you, you will likely do better in negotiations.
