Just a quick follow-up on this property. Many times with the lower priced properties the lender may offer a package of multiple properties to an investor group. They will, in turn, offer to sell these to local investors/buyers. So far have not seen this particular property on any of these "bulk" investor sites.

If you go by the property and see that it is still vacant, that may indicate it will come up in the future.

Let us know if you would like to be informed if we see it on one of these sites. These investor groups may or may not list properties in the MLS.

There are many low-priced properties for sale in this area. For example I have a portfolio of 10 rental propereties, all up to code and have passed rental license inspection, all fully rented and have positive cash flow, all for only $45K each.

Most of the single family homes under $50K need work and are cash only sales. There are a number of homes in this area that the City of Minneapolis will help you purchase and rehab with low or no interest money that may be a good investment for you.

Steve is right. This link states that it was sold in January 2011, non mls. There are plenty of options for active properties. I checked yesterday for a client and found over 200 active properties in the area under $80K. You have options.

Trulia states that it sold back in January for $21,500. However, it does not show as a recent sale in the MLS nor as even a recent listing. Last record goes back to 1999.
