You should check with a title company about the deed restrictions if any, and also check with the city planning and zoning office.

Typically if you are going to pay $60,000 or so for a lot, you would want to put a minimum of a $240,000 house on it....so your total after build value is about $300000. That's a ballpark. Work that into building prices and you might be looking about 2500sqft-3000sqft depending again very much on what type of quality you want to put in the house.
