Hi Mack,

Having no Mello Roos, Harbour Island was built between 1988-1992. The gated community has 3 cul de sac streets. There are 129 single level condominiums in 17 three-story residential buildings. Condos range in size from 1,900-S.F. to over 4,000-S.F. Most have water views.Entry level prices are in the $600K range, not the $170K you reference. The 22 acre community is located on the Main Channel, away from busy streets. There's a pool, spa, changing/restrooms, clubhouse and a small marina. A construction defect law suit was settled to HOA's satisfaction in June 2001. The waterfront homes have an HOA of apx. $581 Per Month (yes, that's $581/mo.). The HOA Includes Community Pool, Community Spa, Roof Maintenance, Exterior Maintenance, Greenbelt/Park, Guard gated, etc. ~ Sorry if I let the air out of your sails ~ ... There is a fairly old senior community in nearby Port Hueneme without water features. Otherwise, Leisure Village in Camarillo is a popular gated senior community with 2150+ homes ranging in the low $200s to the upper $400s. Good luck in your home search!!
