Good question. Waterfront homes can only be compared to ther waterfront homes when it comes to appraised value. The more expensive the area, the greater the difference in value between waterfront or not.The difference in view value not on the water is usually $5000,-$$10,000
One interesting fact, speaking of water. Pools add little to no value to property. This is due to some people want a pool and some folks don't want the added expenses associated with cleaning and heating a pool.

Generally, water views are more valuable than garden views because one can always plant a splendid garden... The old rule applies; location (location, location) determines real estate value, and water views are determined by location...

Hello, Sandybeach. Water views generally boasts more value than a garden view. Each community varies in price and each water view varies. A man made lake is not nearly as valuable as the ocean or intracoastal. For a precised amount you would need to speak to an appraiser.

It does add up for sure but you need to check comparables to find out the certain dollar amount. It all depends on the location and the quality of the view.
