I agree with Marc, you need to contact an agent familiar with the market and area to help formulate your offer. If you have been working with an agent on the house, they should be guiding you. If not, please contact me, I am familiar with that area and I can educate you on the market .

Hi Jose,

Any direct answer to your question would be irresponsible. You should retain a buyer's agent who will analyze the house, the location, the sales, other offerings, the seller, and other factors to determine a reasoned offer. The other half of this is not only presenting your offer to the seller, but selling your offer. That means presenting it with a market analysis and the rationale behind the offer, as well as demonstrating to the seller that you are qualified to buy the house and have a good chance to actually close. It goes way beyond "how much should I offer".
