Keep in mind that California's Prop 13 ties the tax basis to the sale price, so whatever sales price is agreed to and settled at, so the tax basis is created and applied to that property on an annual basis, with an annual increase cap until it is sold again.

Also, given the recent decline in home values, there is also an opportunity for homeowners to have their taxes reduced based on current market value if it is less than what they paid. Feel free to contact me for further information.

Dear Scott,

As Katrina said property tax in California can be up to 1.25% of the sales price less $7,000 if you intend to occupy the property as your principle residence. This amount would not include Mello-Ross, bonds, or HOA fees which would be paid in addition.

By using the 1.25% you will be safe and of course can review the actual tax rate while in escrow. If you have an accessor parcel number (APN) or an address, you can look up the actual rate on line at the tax accessors office - link below for you - just click on pay property taxes button to search by address or APN
