Mary is correct, and there is nothing even close to it in price available for a 2 BR in that part of town. I've also heard that a 3/4 point premium is coming on condo loans so I would at least try to lock in a loan rate quickly. Since it is priced low, good sized and looks nicely done, and has been on the market for almost three months, I would make sure and do an inspection before buying to make sure there is nothing wrong with the building. Also to note: the Seller will credit buyer 5K for closing costs and is willing to offer Seller financing available for down payment. They're trying to sweeten the deal so there may be some room to negotiate the price down as well, especially since they have not lowered the price.
